Pre-Purchase Inspections – Provides potential buyers with invaluable information regarding the physical condition of the house. The inspection answers questions such as: How sound is the house? What needs to be repaired or replaced? What kind of investment will have to be made to maintain the house in the future?
Pre-Listing Inspections – Provides vendors with information regarding the current physical condition of their home allowing them an opportunity to perform repairs prior to listing the house. It reduces the chance of surprises when the house is listed and places the vendor in a better negotiating position which will help sell the house faster, easier and at the best possible price.
Warranty Inspections – Provides the purchaser of newly constructed homes with information to ensure that builders have met their obligations. It is strongly recommended that newly built homes are inspected prior to the first anniversary of the purchase date in order to protect the purchaser. What is involved in an Inspection?
Together with the client, our professional, certified and fully insured home inspectors perform a thorough and objective non-invasive visual examination of the current condition of the home. Typically, the inspection process takes approximately 2-3 hours to complete during which the inspector evaluates up to 1,600 points as part of a standard inspection.
During the inspection the client learns first-hand about the home and its major systems and the inspector will describe its physical condition and indicate what components and systems may be in need of a major or minor repair or replacement. Our home inspectors are trained to explain any deficiencies in laymen’s terms, clearly indicating the relative urgency of the repairs and identifying unsafe conditions which require immediate attention. The client is encouraged to ask questions throughout the inspection process in order to help address any issues or concerns which will enable them to make an informed decision.
Following the American Society of Home Inspectors (ASHI) standards the inspector provides the client with a printed, comprehensive inspection report on the home. This detailed report contains a description of each system of the house listing any discrepancies noted during the inspection and highlighting any areas which require further investigation. Furthermore, the inspector will go through the report with the client to ensure a clear understanding of the current condition of the house and what may be involved in the upkeep and general repairs of the home.
